The second pissed me off. The list price was too high, in our agent's opinion (and in ours). We bid low, expecting to be countered. We were countered so we countered the counter. There were no other bids for a solid week from the first day it was listed (rare for a house where we're looking). So, we gave a 72 hour expiration that would expire today at 5pm. There's a rule that says if any other bids come in, the listing agent has to tell anyone else who has bid. So, at 8:30am today, that other agent called our agent and said "The owner accepted another offer at 10:30 last night." Ummm... so, you got an offer late last night, gave it to the owner and they accepted it? I say bull-pucky, but whatever. They bid 8% higher than we did on the property and we were about where we expect it to appraise. If it doesn't appraise higher enough and these other buyers aren't an investor paying cash, they might back out. Then maybe they can crawl back to us and we'll explain that our offer expired. We'll then offer our initial, again.
